Step 1 of 3: Equipment

A mini-split in Juneau runs its heating cycle through every month on the calendar, and the compressor earns its wear entirely on that side of the job. Homes in Juneau City and Borough, AK have essentially no cooling season — no month of the year is warm enough to call for it. The cooling components, the condenser fan, the contactor, the refrigerant circuit under summer load, sit largely untouched. When a fault shows up, a contractor checks the parts that have actually been cycling: the heat exchanger, the reversing valve, the defrost controls. Those are where the hours accumulate, and that is where a repair quote starts.

Refrigerant lines routed through walls that were never designed for them, electrical feeds spliced into service that predates the equipment running on it: these are what a contractor finds when they open a mini-split in a house that has been adapted more than once over its life. Half the homes in Juneau City and Borough, Alaska were built in 1982 or earlier (2020-2024 ACS 5-year). That history shows up inside the unit as wear patterns a parts catalog does not explain, and a contractor working on a repair here has to read what the housing has done to the system before they can say what the system needs.

The Parts of a Mini-split a Contractor Checks During Repair

Isometric line illustration of a cutaway building interior with two wall-mounted indoor air conditioning units connected by piping to an outdoor condenser unit on the ground outside.

The indoor air handler mounts high on a wall inside the room and is the piece a homeowner notices first. It pulls room air across a coil and a fan and pushes conditioned air back out. When it is the source of trouble, a contractor finds problems there: a frozen coil, a failed fan motor, a clogged drain line, or a sensor reading wrong.

The outdoor condenser unit sits on a pad or bracket outside the house and holds the compressor, a second coil, and another fan. A refrigerant line set and a communications cable run between the two units through a small penetration in the wall. The compressor and the expansion valve inside the outdoor unit are frequent targets when the system runs but cannot reach the set temperature.

The drawing shows a typical mini-split layout, and a licensed contractor determines which components and conditions apply to your specific home.
